Renting In Boston FAQs

How does the real estate fee work?

Real Estate agencies in Boston charge a one month fee when renting an apartment. The owner or management company may or may not contribute to this fee. Essentially a consumer needs to work this into the price and compare apartment to apartment. It is best to calculate the term rent with all fees and costs involved as it can be quite confusing.

Do your apartments allow pets?

Boston is not the most pet friendly city for renting an apartment. Many condo associations have weight restrictions on dogs or outright do not allow them. We love animals at Boston Proper Real Estate and have many apartments that will allow your pet. However you should give yourself a little more time for your search, as there are simply less options.

What’s the parking situation in Boston?

If you are a resident in Boston, have Massachusetts license plates and insurance, and register your car to your apartment, you can obtain a free parking permit for your neighborhood. Cityofboston.gov has great information on this process. If you want to rent a spot, we rent parking spots just like apartments throughout the city.

Can I break my lease?

In most cases you are released from your lease only when a new tenant is found. We are happy to assist in this process. Some leases do have penalties for lease breaks, be sure to read your lease carefully when renting an apartment.

Do you do short term rentals?

We do have short term rentals which vary seasonally. Our minimum rental period is 3 months.

Can I rent an apartment from out of state/country?

Yes in Massachusetts electronic signatures are legal and we can provide photos, measurements and allow you to rent an apartment via email and fax. However it is always best to have a friend or family member view the apartments in person.

What forms of payment do you take?

We accept all forms of payments including cash, checks, credit cards and wires.

When is the best time to start looking for an apartment?

To best answer this give the office a call or email. This really depends on the current market and time of year.

Whats up with September?

90 percent of the leases in Boston revolve around September 1st. This holds true whether you are a student or professional. It is a function of our climate and mostly our academic demographic.

What amenities do buildings have?

Boston is essentially divided into brownstones and high rises High rises offer all the bells and whistles but lack the charm of the brownstones. The brownstones are on the tree-lined streets and have the historical architectural appeal, but most often do not have central a/c, or any sort of modern amenities. For top dollar you can find renovated units in brownstones. We have rentals in both the brownstones and high rises of Boston.
